Where rug decisions actually affect a project

For designers on high-end installs in Chicago and the North Shore, the rug is usually one of the final pieces to resolve — and one of the most common sources of last-week install stress. A piece arrives with dye bleed from transit, a client’s heirloom needs cleaning before the furniture install day, an antique runner turns out to need selvedge repair the dealer did not mention. These are the exact moments where a trade relationship with a rug specialist matters.

This is written as a working reference for designers managing luxury installs, not as brand copy. Use what applies.

Pre-install considerations

  • Measure twice. Hand-knotted rugs finish at ±1% of specified dimensions. A 9×12 is rarely exactly 108 by 144 inches. For tight spaces, request the finished dimensions in writing before acceptance.
  • Order the pad in advance. Custom-cut pads add 48–72 hours to availability. Ordering the pad against the rug’s specified dimensions two weeks before install avoids the week-of scramble. See the rug pad guide for type selection on hardwood vs tile vs stone.
  • Think about furniture-rug geometry early. Fully loaded (all furniture on the rug), front legs only, or float. The answer affects the rug size you specify, not the other way around.
  • Plan cleaning before install, not after. Any rug from an estate, a dealer, or storage should go through professional cleaning before the install day. Dust, latent odours, and storage debris only reveal themselves after the rug is on the client’s floor.

Handling and transit

Hand-knotted rugs survive decades of normal use and are vulnerable in exactly two situations: folding (produces permanent crease lines) and wet contact (stains, dye bleed, mildew within hours on wool).

Transport rolled, pile facing inward, on a rigid core if possible. Never folded. If a rug has been folded for any length of time (pre-arrival from shipping, or storage before an install), budget 48–72 hours for flat relaxation before the install or expect to see the creases.

Cleaning cadence by room

  • Living room / great room: 12–18 months. This is the highest-traffic area in most residences and the room most likely to accumulate visible soiling.
  • Dining room: 12 months. Food spills, wine, vegetable oil aerosol from kitchen proximity.
  • Bedroom (primary): 24–36 months. Lower traffic, mostly dust accumulation. Foot oils at the bedside are the main wear point.
  • Entry / foyer: 6–12 months in Chicago, particularly post-winter. Salt crystal intrusion from sidewalks is the primary soil vector.
  • Second residence / pied-à-terre: Annual, at the start of the season the home is used.

Documentation the client will thank you for

Luxury clients carry homeowners insurance with scheduled items, and anything above a few thousand dollars usually has to be scheduled separately. A condition report with photographs, origin attribution, and replacement value is what the carrier wants in the file. If the rug is above $2,500, we recommend a RICA-certified appraisal as part of the install documentation. Pricing starts at $150 — detail in how much rug appraisal costs in Chicago.

For our trade partners, condition reports and before/after photography are co-branded on your letterhead at no additional charge. Clients keep them with their project binder.

When to combine cleaning with repair before install

Vintage and antique rugs from estate sources, auctions, or gallery purchases frequently need minor repair before they are genuinely install-ready. The three most common:

  • Fringe or end-finish repair. Unravelling ends will keep unravelling under traffic. Fix before install or the piece ages badly in the first year.
  • Selvedge rebuild. Damaged side cords cause the edge to roll and catch on furniture. A selvedge rebuild is straightforward pre-install work.
  • Targeted moth-damage reweaving. Visible moth damage rarely appears as a single spot — it is usually a cluster that needs assessment. We photograph and quote before starting. See moth damage in rugs for what the damage actually looks like.

Combined cleaning plus repair jobs are typical trade work. Budget 2–3 weeks for the combined turnaround when both are needed; 4–8 weeks for significant repair. Communicate the install date at intake and we schedule accordingly.

Client hand-off

On trade jobs, we can deliver directly to site and coordinate with the installer for placement under furniture. Clients never see the rug in anything less than finished condition. For clients who prefer to receive the rug themselves, we deliver rolled on an acid-free core with muslin wrap and written care instructions. Your call.
